This new commercial high-rise project was commissioned by Mirvac Projects after Lippmann Partnership (in consultation with Rogers, Stirk, Harbour and Partners) won a City of Sydney Design Excellence Competition. The building provides 23,000 sq metres of premium grade office space at a prime location within Sydney’s CBD. The tower is elevated 20 metres above the ground plane allowing 70% of the site to be publicly accessible and activated by a scrolling LED lit text created by New York artist Jenny Holzer. The office space consists of a series of 3 dimensional “office villages” every 3 or 4 levels and interstitial mezzanine floors between. These villages provide tenancy areas of up to 2400 sq.m. which are an ideal size for financial and legal organisations in this part of the city. The office interiors provide greater staff connectivity, spatial flexibility and enhanced daylighting. Two of the villages have access to outdoor sky gardens which are wind protected and offer panoramic views of the harbour and city. The tower achieves a 5-Star NABERS and 6-Star Green Star rating relying on a tri-generation plant, blackwater treatment plant and chilled beam ceilings to reduce the carbon footprint to 70% for a typical building of this size. 129 bicycle bays and rider end of trip facilities are provided in a two level basement with parking provided for only 36 cars.
