Lot 204 is located on the edge of Victoria Park. Lippmann Partnership’s Landcom revised masterplan reconfigured the building envelopes to maximise solar access into surrounding green spaces and incorporated residential apartments and commercial buildings ranging from 4 to 19 storeys in height. 

Stage 1 of the masterplan is a mixed use precinct - a retail "village" accommodating 1,000sq. metre of specialty retail around a public piazza with 30 two-storey residential maisonettes above.

Three subsequent residential buildings reinforcing the street grid were approved as a Stage 1 DA for subsequent development by other architects.
