Darrell Lea Chocolates occupy a 2.5 hectare site in Rockdale which accommodates their licorice and chocolate manufacturing plant from where they supply local and international markets.

 

A number of vacant and disused sites exist within this precinct. One of these is a  4,000 sq. m. allotment which provides excellent exposure along Rocky Point Road for retail and commercial use and Lippmann Partnership were commissioned to design a new facility to capitalize on the potential of the site.

 

A 2,000 sq. m. high bay warehouse with a 4 storey commercial building along Rocky Point Road were designed to provide highly flexible tenancy configurations for single or multiple tenants. Basement parking is provided for 60 cars.

 

Excellent exposure is provided to the western façade and a solar controlled fully glazed wall is provided to reduce thermal loads and glare. A landscaped breezeway between the two main building blocks encourages a passive cooling strategy and offers a landscaped break-out space for office and warehouse staff alike.

 

Despite the onset of the financial crisis, the building was tenanted very quickly with Harvey Norman leasing the warehouse and 3 levels of the office building and smaller start-up tenancies occupying the top floor of the office building.
