"...and early speculative light industrial facility designed around a service apron built for longevity and flexibility. Over 15 years later, reconfigured but 100% occupied..."

This 6,000 sq.m complex consists of 4,200 sq.m high bay storage space with 1,800 sq.m of office mezzanine split into two identical buildings around a central vehicular apron.

 

The long span (30 metre wide) roof of the building was achieved using steel portal frames at 9 metre centres which provide support frame for lightweight fire rated precast concrete horizontal wall paneling to the boundary and the glazed curtain wall to the vehicular/entry apron.

 

The ability to reconfigure the tenancy and building footprint by relocating or removing the internal fire walls and mezzanines has guaranteed the building's consistent occupancy rate and high rental return.

 

At the same time the articulated structural system and facade envelope have given the project a prominence well beyond the standards of warehousing in the area.

 

Construction was completed quickly and economically due to the standardisation of structural, envelope and fit-out elements and has provided unprecedented value for money.
