Lippmann Partnership was commissioned by Brookfield-Multiplex to prepare a Development Application for a commercial tower on the corner of Pitt and Bathurst Streets Sydney adjoining the 1939 Heritage Water Board Building. The site is located close to Town Hall station and public transport within the mid-town retail precinct and has excellent high level views north-east to the Harbour and Botanical Gardens and north-west to Darling Harbour. The concept reinforces the street edge via a glazed lourved screen and creates a publicly accessible open space 7 levels high which rdefines the entry to the tower and forms an activated outdoor space with integrated environmental control. The 50,000 sq. metre commercial tower is a side core configuration with the office footprint to the north taking advantage of distant views, and landscaped breal-out spaces at the mid and roof level. The proposed tower has integrated ESD components including 6 star AGBR rating which includes a gas fired co-generation plant and blackwater treatment plant which further credentials this tower in the market place.
The project has been delayed by the global financial crisis and the current tightening of the tenant market.
